Before construction can begin, Cyprus law requires two separate permits. We handle the entire process for you.
Construction in Cyprus is governed by two consecutive permits. First comes the Town Planning Permit, which confirms that the project complies with zoning, the local development plan, permitted density and building height, and boundary setbacks.
Next comes the Building Permit, which confirms that the technical design meets the standards for structural elements, fire safety, energy efficiency and sanitation.
Since mid-2024, all applications are submitted online through the government's IPPODAMOS system. Applications are filed by an ETEK-registered architect or engineer — that's us and our design team.

No. All applications through IPPODAMOS are filed by our ETEK-registered specialist. Correspondence with the authorities is in Greek — we handle it entirely.
Foreign nationals can build and own property in Cyprus. Separate rules apply to land purchases by foreigners — there's a limit of one property per person, but purchase permits are granted in practically all cases. We'll advise you at the consultation and help you through the procedures.
Yes. The cost is locked into the contract before work begins. You know the final price and timeline in advance, with no surprise surcharges during the build. If you request additional work or scope, it's paid separately — and this is set out in the contract in advance.
