How a major renovation works

Inspection and assessment

We visit the property, assess its condition and discuss your goals and the result you want.

Design and estimate

We prepare a design solution (if needed) and a fixed estimate that goes into the contract.

Approvals

If the renovation affects structures or the facade, we obtain the necessary permits. Cosmetic work doesn't require them.

Strip-out and rough works

Demolition, reconfiguration, engineering systems (electrics, plumbing, heating, air conditioning).

Finishing

Levelling, surfaces, doors, sanitaryware and lighting — to your chosen specification.

Handover

We check the quality, fix any snags and hand over the finished property.

When a renovation needs a permit

In Cyprus, whether a permit is needed depends on the scale of the work. We determine this at the assessment stage and handle the approvals.

How it works

Cosmetic work and structural changes

Interior cosmetic work — painting, replacing surfaces, updating sanitaryware and finishes without touching load-bearing structures — generally does not require a permit. The work must still comply with building regulations.

If the renovation affects load-bearing structures, the layout, the facade, extensions or a change of use, an approval will be required, and in some cases a building permit through the IPPODAMOS system.

We assess your project and tell you upfront whether permits are needed — so there are no problems legalising the work later on.

Do I need a permit to renovate an apartment?

For interior cosmetic work without structural changes — generally no. If you're planning to reconfigure or work on load-bearing walls, an approval will be needed. We'll determine this at the inspection.

Is the renovation cost fixed?

Yes. After assessing the property we lock the estimate into the contract. You know the final cost in advance, with no surprise surcharges during the work.

Do you provide a design?

Yes, we prepare a design solution when needed. We can also work to your existing design or your designer's project.

How long does a major renovation take?
